It is important to be prepared for an upcoming listing shoot. In this blog, I will tell you everything that you need to do to make sure everything goes smoothly.

When Prepping for an upcoming listing shoot, here are some things that should be taken care of prior to the photographer arriving.

Exterior Preparation

  • Clear the driveway and front of the home by parking cars in the garage or down the street, and keep the garage doors closed.

  • Remove any visible garbage cans, hoses, and gardening tools.

  • Ensure the lawn is freshly mowed and free of debris, including twigs, branches, and weeds.

  • Clear the lawn and driveway of toys or sports equipment.

  • If pools or hot tubs are clean, uncover them and skim any leaves. We’ll turn on pool lights and hot tub jets. Please store cleaning tools out of sight.

  • Clean and organize outdoor furniture, open patio umbrellas, and fluff cushions.

  • Remove grill covers and hide any related utensils.

  • Sweep sidewalks, driveways, patios, decks, and the pool area.

  • Take down all flags, hanging ornaments, and home security signs.

Lighting and Interior Preparation

  • Turn on all lights throughout the house and replace any burnt-out bulbs.

  • Turn on ceiling fan lights but keep the fan off.

  • Open curtains on all windows. For blinds, lower them but keep the slats open for natural light.

  • Ensure TVs and computer screens are turned off.

  • Clean all glass doors, windows, and mirrors so they are free from streaks and fingerprints.

Kitchen/Dining Room Preparation

  • For a polished look, set the dining table with standard tableware, such as plates, napkins, placemats, and cutlery. Adding a bowl of fruit or a small floral arrangement can enhance the setting.

  • Clear and wipe down all countertops.

  • Remove countertop items like appliances, knife blocks, and toasters. Leave only one sleek, modern appliance (such as a coffee maker or stovetop kettle).

  • Clear all items from the refrigerator door—no magnets, photos, or notes.

  • Remove throw rugs, hanging towels, and paper towels from view.

  • Hide the garbage can, clear the sink of dishes and stoppers, and straighten all chairs for a tidy appearance.

Bedroom Preparation

  • Make all beds neatly, adding decorative pillows if available.

  • Clear all surfaces of clutter, including end tables, dressers, and nightstands. Remove personal items such as photos, cups, and alarm clocks.

  • Tuck away phones, tablets, charging cords, books, tissues, and any other items.

  • Remove personal photos if possible for a more neutral presentation.

  • Check under beds for visible items and declutter as needed.

  • Ensure walk-in closets are tidy and organized.

Bathroom Preparation

  • Arrange clean hand and body towels neatly for a fresh look.

  • Hide any visible trash cans, plungers, or toilet brushes.

  • Remove all floor mats and ensure the toilet seat is closed, replacing the toilet paper roll with a fresh one.

  • Clear the counter of all hygiene items, including bar soap, medications, and toothbrushes.

  • Remove personal items from the shower, like shampoos, razors, and loofahs, and close the shower curtain or door.

Living Room/Family Room Preparation

  • Vacuum, sweep, and mop floors as needed, including dusting wooden surfaces.

  • Neatly arrange couches and fluff pillows, removing any clutter from tables and desks.

  • Dust any screens to remove fingerprints and smudges.

  • Sweep wooden floors thoroughly for a polished appearance.
